+ Will you have to pay for anything in selling your home?

No, Offer will not make you pay for anything, We pay for all closing costs including document prep, title policy, and survey fees.

+ How are you able to buy these houses for cash?

We are a syndicate of real estate investors that have access to private lenders. Our lenders trust us to know what we are doing when buying homes, fixing them, and then selling them. They hand us the cash, who we give to the title company, who then gives you the cash when the house is sold.

+ How does closing happen?

We only close with accredited title company who ensures we only get the title of the property once you have received your money. The only difference is since we buy cash (no owner-financing), there is a lot less paperwork to sign.

+ Is my information kept confidential?

Of course. We will not sell your contact information, whatever you tell us is between us. We value our word and honesty and making sure our customers feel secure.

+ Do we have to meet in person for you to make me an offer?

No, with the ongoing pandemic our priority is the comfort and safety of our customers. However, we would have to be given access to the home in order to do a walk-through (for mold, foundation damage, plumbing issues, etc).

+ What if meeting in person makes us feel more comfortable?

We would be so happy to meet you in person. We want you to feel secure and at peace. If meeting us in person is what it takes then we are more than happy to accommodate that.

+ Are we under any obligation to accept your Offer?

Absolutely not, we want what is best for you. We try our hardest so we can accommodate our customers in any way possible, but you are not obligated to accept our Offer.

+ Are you listing my house for sale on the MLS?

No, we would not put your property on the MLS. We’re offering to buy your home, not to sell your home for you. If you would like to sell your home in a traditional manner, you will need to contact a licensed realtor who will list your home for sale on the MLS for you. Remember the traditional route will have you make repairs on your home, pay for inspections and have multiple showings.

+ Do I have to pay to receive an Offer or to sell my house to you in any way?

No, we want to make this the most beneficial process for you. At no time will money ever be taken out of your bank account. We don’t charge commissions, we pay for the inspections, surveys, repairs and closing costs.

+ Will you give us an earnest money deposit?

Of course, anybody who buys your house with cash should put earnest money down. Once you sign the sales contract, we will provide earnest money to the title company for 1% of the sales price. If you sign the sales contract and we are unable to buy your house for any reason, then you will keep the earnest money for the time you used with us.

+ Would there be a chance the deal wouldn’t close then?

This has yet to happen to us because we work our hardest in making sure you get the best deal possible for your house and that we close on that deal. However, anything can happen in this world so as reassurance, if we don’t close on your house after you sign the sales contract, then by default you will keep the earnest money just for the hassle.

+ Would you ever sell my home to another investor?

It’s not our intention but sometimes we will have to. Our goal is to make sure you get the most money for your house in an easy and fast process. We will do anything we have to do in order for that to occur for you and sometimes assigning interest in a home to other real estate investors is part of this business.

The difference between all cash buyers, is how much each real investor will make when they transfer the title to another investor. We are more focused that you are happy with the amount of money you get when you sell to us than our own personal profit. Since we are in this business and invest for the long-term, we prefer putting our clients first than a quick profit for one quarter.

+ How do I know you can get me the best Offer?

Since we are a syndicate of real estate investors, we have a vast amount of knowledge and experience. We will provide you comparisons for your home in your neighborhood. Tell you how much we calculated on rehab costs and any other factors (time to get permits for your zone, etc.). All these factors are used to calculate the Offer on your home. Then we actually encourage you to try other cash buyers because we know we will always beat their quote.

+ I like your Offer and want to sell my house to you. What do I do now?

Once you accept our Offer, we will walk you step by step through the whole process. We will provide you with a sales contract stating we are going to buy your home and need to pay you on the closing date. The closing date on the deal is usually in two weeks from the effective date on the contract or whenever is most convenient for you. We will deposit the earnest money to the specified title company within 72 hours. On the specified closing date, we will sign the contracts, the title company will then transfer the money to your account. Once they verify you have received your money, the title company gives us the title of the house. Super easy, super simple and we make sure you understand every step.
